A trend in Batavia you’re probably noticing is the increased activity surrounding the renovation of older properties or the construction of new homes on existing lots.
This practice, known as “infill development,” typically gains momentum when local home values reach a point where it becomes economically feasible to build new housing in established neighborhoods.
With a nearly 30% rise in home prices over the past five years, our community has likely reached this threshold, leading to an increase in requests for infill development projects.
While infill development can be a contentious topic, as its viability is driven by economic factors, it often targets properties in greater need of repair or modernization.
Other communities that have undergone similar transitions have successfully managed this process.
For example, the nearby suburb of Plainfield has implemented guidelines to ensure that new redevelopment projects are compatible with the existing character of its village core and surrounding neighborhoods.
