There are two housing developments and an entertainment district proposed near the southeast corner of Batavia, although technically Aurora, it’s close enough it’ll seem like Batavia Illinois.
The proposed housing developments are both in the Batavia school district.
Marmion Property Development
Marmion has sold its property on the northeast corner of Raddant and Butterfield Road to two different developers for two separate projects.
Harvest Pointe (Pulte Homes)
- Builder: Pulte Homes will develop the northern portion of the property.
- Project Name: The single-family home subdivision will be known as Harvest Pointe.
- Number of Homes: It will consist of 59 single-family homes.
- Home Details:
- Four different models will be offered.
- The homes will range from 2,368 to 3,160 square feet.
- They will feature 3-5 bedrooms and 2-3 car garages.
- The development will use anti-monotony construction standards.
- Expected Pricing: The average home prices will range from $500,000 to $600,000.
Abbey Meadows (Lennar Builders)
- Builder: Lennar Builders will develop the southern portion of the property.
- Project Name: The townhome development will be known as Abbey Meadows.
- Number of Townhomes: It will feature 220 townhomes.
- Townhome Details:
- Two different product lines (Traditional and Urban) will be offered, with three models for each.
- The Traditional units are described as being similar to the subdivision on Church Road, west of Walmart.
- The units will range from 1,700 to 2,100 square feet with 2-3 bedrooms and two-car garages.
- Expected Pricing: Average prices are expected to be in the low $400,000 range.
- Project Details: Mesa Lane will be extended through this development to connect to Raddant Road.
APEX District
- Key Highlights: A new development named the APEX District, short for Aurora Premier Experiences District, was announced on January 24. The site is a 50-acre parcel located east of the Chicago Premium Outlets and south of Bilter Road. The City of Aurora purchased this land in 2019 as a potential casino location.
- Development Team: After the casino was relocated, the city issued a request for qualifications in 2023. Instead of a single firm, a team of four developers was chosen: Cordogan Clark, LCI Development Partners, CARD Associates, and Harbour. This team brings a diverse range of experience in master planning, residential development, and both sports and e-sports facility development.
- Project Details: The district is planned to include eating establishments.
- Upcoming Dates: Details for the APEX District are still in progress, with more information potentially becoming available soon.
